Running a holiday rental involves work before guests arrive and after they leave. This CasaKey guide helps you prepare for a first conversation about your property.

1. Describe your home and availability

Prepare the location, property type, bedrooms, guest capacity and facilities. Note the dates you want to use it yourself and any bookings already confirmed.

2. Gather your existing listings

If you already have Airbnb or Booking.com listings, save the links and review the photographs, description and published conditions. Agree on access using each platform’s appropriate permissions; keep control of your accounts.

3. Assign each task

Clarify who answers messages, coordinates arrivals, supervises cleaning and handles issues. Check how availability is coordinated across channels and how personal-use dates are recorded.

4. Separate fees and expenses

Ask for a proposal identifying management fees, platform commissions, cleaning, laundry and maintenance. Agree on which repairs require your approval.

5. Prepare the property information

Keep the property documentation, access instructions, inventory and house rules ready. Applicable administrative requirements need to be checked for the specific property and municipality before operating.

Your property deserves its own plan.
